Why would I buy a plot?

It is an alternative to traditional investments, e.g. pension schemes, Isa's and shares. Land is regarded as a secure and tangible investment that cannot disappear and should form part of a diverse portfolio.

What does a typical plot cost?
|
That depends very much on the location and the size of the plot concerned. A town centre site with potential for substantial properties is worth more than a semi-rural site suitable for smaller homes. Individual site details will make clear the actual price. However, entry prices to land investment are much lower than for other forms of property investment, like buy-to-let.

How can I finance a plot purchase?
|
You are purchasing land, for which you’ll receive title deeds, so it is like any other form of property purchase. It is usual for purchases to be made from existing funds, although you may wish to obtain a loan. Although we are not able to assist you should you need to borrow funds. One interesting possibility is to buy land through, a SIPP, or self invested personal pension. This is a tax-efficient way to invest in land and you should discuss it with your financial adviser if it might be applicable to you.

Why would I buy land without planning permission?
|
Land without planning permission is considerably cheaper than land with planning permission. If planning consent has already been achieved then you are likely to be paying a far higher price for the land, potentially many times the original value. Hence you would have lost out on the massive increase in value which is often associated with gaining planning permission. Although there is no guarantee of obtaining permission, this is where the advantage lies.

Who holds the title deeds when I buy through you?

Once your transaction is complete the deeds of title will be forwarded to you, giving proof of your outright ownership. We do not operate over engineered schemes such as collective investments, leaseholds or complex grid systems which tie you in. You simply buy the land from us.

Can I purchase more than one plot?
|
Yes, you can purchase as many plots as you wish, subject to availability. It may be beneficial to buy several plots in different areas.

What happens when I want to sell?
|
Should planning consent be granted in future years, owners will be free to sell to anyone they wish, including other owners, builders and developers etc.

Why am I told land will not be re-zoned or not to buy?
|
Until a site is promoted to a local authority and they have made a decision on which areas to re-zone for future development, it would be unprofessional for them to give anything other than a view based on current policy. The objective is to secure a change of policy (re-zoning) therefore, their initial views will normally be negative, or neutral at best! |
